房价2年涨逾一倍 超过40万 低于20万房子已找不到
(八打灵再也15日讯)据《马来西亚前锋报》报道,房产估价及服务局最新公布的房地产市场报告显示,2022年第一季度的平均房屋价达43万3430令吉,相较2009年平均房屋价20万4470令吉上涨了超过一倍!
报告指出,排屋的平均价格为41万517令吉,公寓为34万2176令吉,半独立式房屋为66万636令吉。
房地产顾问依扎瓦哈接受访问时说,最新的房产价格指数表明,除了乡村地区,已经找不到价格低于20万令吉的普通房屋。
“可以说几乎没有20万令吉以下的房屋了。现在难以买到这个价位的房屋,即使有,也是在乡村,地理位置不具优势的地区。
“有地点优势及各种设施的房屋,最便宜的屋价介于28万至30万。”
报道指出,大马穆斯林房地产顾问协会(PEHAM)在一份文告中预测,如果房价在2025年之前持续上涨,且以每年10%的速度涨价,接下来将不存在20万令吉以下的低价房屋。
对此,依扎瓦哈表示,房价实际上是可控的,但需要政府的决心,因为这涉及到房地产开发商之间的竞争。
“房价其实可以受到政府控制,但由于房子是资产,所以价格会继续上涨。
“现在太多人想买房,所以房屋建筑竞争激烈,高需求也让价格飞涨。”
他提到,面对房价高涨,也有不少人不愿意买房,而是选择和家人一起租房,但是有些人会认为租房是损失,每个月缴房租,最后却不拥有资产。
他说,工业化建筑系统(IBS)技术对于降低建筑成本及降低房价方面并没有带来效益。
“IBS理应降低房价,然而似乎无效,价格不变,卖出去的房子价格为何还是那幺贵?”
依扎瓦哈也呼吁政府确保可负担房屋的售价处于合理范围。
“可负担房屋的售价应该低于15万令吉。政府需要增建这类房屋,好让B40群体有能力拥有自己的房屋。
“目前还存在10万令吉的可负担房屋,但因为经济因素,可负担房屋的价格达到20万令吉也并非不可能。”
