较2009年翻倍 我国房价只涨不跌
(吉隆坡15日讯)后疫情时期,我国房产价位只涨不跌!
房产估价及服务局(JPPH)最新报告显示,2022年第一季度的平均房产价格达43万3430令吉,相较2009年的平均价格20万4470令吉,涨幅超过一倍!
根据《马来西亚前锋报》报道,排屋的平均价格为41 万517令吉,公寓则是34万2176令吉,半独立式房屋为66万636令吉,至于独立式则是61万7678令吉。
房地产顾问依查华哈受访时表示,除了郊外地区,如今已找不到价格低于20万令吉的普通房屋,即便是有,除了郊区之外,就是地理位置不理想的地区。
他说,具备优势地点及各种设施的房屋,最便宜的屋价也要介于28万至30万令吉。
大马回教房地产协会(PEHAM)在一份文告中做出预测,若是房价在2025年前持续涨价,并以每年10%的涨幅计算,未来市场将不会出现20万令吉以下的低价房屋。
不过,针对此问题,依查华哈认为,只要政府有心处理,房价是可以控制的。
“这关系到房地产开发者之间的竞争。政府其实可以控制房价,不过由于房屋是资产,因此价格会继续上涨。”
他说,由于购屋力活跃,房产发展竞争激烈,高需求也促价格高涨。尽管如此,面对有涨无降的房价,也有人不愿意置业而选择与家人租房。
“也有人觉得租房屋是一种损失,每个月缴租金,却未能拥有资产。“
他说,工业建筑系统(IBS)的方式对降低建筑成本及房价方面,起不了作用。
“lBS应该降房价的,但却没有发挥任何效用,房价依然是处于高价位。”
他也呼吁政府确保可负担的房价处于合理价位,即低于15万令吉。
“政府有必要增建这类房屋, 让B40群体有能力拥有自己的房屋。”
他说,目前10万令吉的可负担房屋是有的,不过因为经济因素,此类房屋价格达至20万令吉也是有可能的。“
