NCT 0056 NCT ALLIANCE BERHAD | 企业进展
笔者今天有意分享的 NCT Alliance Berhad(NCT、0056)可以说是一家非常有趣的公司,而相信读者们对于这家公司也已经有所听闻;该公司就是马股市场中目前唯一一家有参与弃置项目(“Abandoned Project”)的房地产开发商,也有人称其为 “白武士”。
在 NCT 的管理层将产业和项目植入 NCT 时,公司就有发行普通股(“Ordinary Share”)和可赎回、可转换的债卷股(“RCULS”),其中最为显著的就是公司的 Grand Ion Majestic(“GIM”)和 Grand Ion Delemen(“GID”)两个项目。
对于 NCT 的股权稀释而言,每位投资者相信都有自己的看法,有些会直接认为任何形式的股权稀释都不好(这一点没有错),有些则是认为只要每股(“Per Share Basis”)追得上的话,稀释也是问题不大,当然最后最重要的还是公司的股价走势。
NCT 本身这期间也进行过多次的私下配售(“Private Placement”)以进行集资,据笔者个人了解呢,该行业确实会运用到相当大笔资金,因此对于公司的资金筹集计划,笔者不置可否。
回到公司近期的发展上,NCT 直至 31.01.2023 的 GDV 则还有 RM 660.3 Million,其中未入账销售(“Unbilled Sales”)则有 RM 286.0 Million;而 Unbilled Sales 的定义则是已经出售,但是需要等建筑进程达标后才能纳入帐内的营业额和盈利,也可以被当成接下来公司的营收指标。
以订单(“Bookings”)为参考,NCT 手头上则是有 RM 171.3 Million 的订单,如果按照笔者之前了解的话,NCT 将订单转换为实际销售(即已经获得银行贷款)的成功率平均则是 40.0% ~ 45.0% 左右,这也可以成为未来应收的指标之一。
这里再给读者们一些 NCT 的最新项目进展(以 31.12.2022 为参考);其中 GIM 和出售率(“Take-up Rate”)为 69.0% 左右,建筑进程为 59.0%、GID 的出售率 92.0%,建筑进程则是 100.0%、而 Acacia Residences 的出售率则是 23.0%、建筑进程则是 91.0%。
另外,公司的 Mahkota Kampar 和 The Vortex 两个项目都已经完成建设,出售率则分别为 89.0% 和 96.0%,目前公司最主要的收入相信还是 GIM、GID 和 Acacia Residences。
那虽然云顶在近期内还未提供最新的人流量数据,不过公司相信在中国开放之后,预计当地的游客也会增加,对于 NCT 的 GIM 和 GID 项目均有所帮助;而最近在 Budget 2023 年内针对零工经济(“Gig Economy”)也有一个约 RM 5.0 Billion 的借贷项目,对于整体房地产趋势来说算是不错的发展。
