KIPREIT 5280 KIP REAL ESTATE INVESTMENT TRUST | 业绩开箱
在本地的 19 家产托(“REITs”)中,当前* 具有 7.47% 股息率的 KIP Real Estate Investment Trust(KIPREIT、5280)可以说是笔者较为喜欢的一家 REITs;该公司也逐渐从持有纯零售类的资产慢慢拓展到具有工业类的资产中,值得股息爱好者留意。
*该股息率是以 RM 0.910 的价格计算。
回到业绩上来说,KIPREIT 在该季中的营业额共合为 RM 21.8 Million,对比去年同期的 RM 18.8 Million 提高了 15.9% 左右;这除了新增工业类产业的 RM 1.3 Million 贡献之外,该公司本身的零售类产业的南部和中部都分别上涨了 11.7% 和 12.3%,只有北部维持不变。
KIPREIT 在季报内也有提到,公司的零售类产业所带来的营业额增长主要是因为去年同期(2022 财政年 Q3)内属于较低的基数(“Low-Base Effect”),其中在南部公司的出租率更高,所给予的租金回扣也有所降低,而中部的收入增长则主要是 Melaka 的 Jalan Jalan Japan 已经开始运作,进而给公司带来更高的收入。
但如果以净产业收入(“NPI”)来说,KIPREIT 的 NPI 则是从 RM 14.5 Million 提高至 RM 16.4 Million;如果读者们仔细看工业类产托的营业额和 NPI 的话,会发现其数额相差不远,因此笔者相信该产业应该是以类似于 Triple Net Lease 的形式出租。
KIPREIT 零售产业的 NPI 在南部上涨了约 10.0% 左右,但反之中部却因为通用开销、产业的保养等开销上涨而导致 NPI 下调了 2.1%、至于北部的话则是没有什么变化。
在按季比较(对比 2023 财政年 Q2)之下,KIPREIT 的营业额则是按季上涨了 8.1% 左右,这主要是因为公司的新工业类产业的增加,以及零售产业具有更高的出租率所致,而 NPI 则也是因为上述提及的因素上调了 8.4%。
KIPREIT 在 2023 财政年 9M 内共创造的净经营现金收入为 RM 44.9 Million,对比去年同期的 RM 39.2 Million 有所改善,目前公司的手头上仍有 RM 53.1 Million 的充沛现金储备。
在该季中,KIPREIT 的总可分发盈利为 RM 10.8 Million,所派发的股息(“Distribution”)则是 RM 0.0155,其除权日为 08.05.2023,而派发日则是 30.05.2023。
据了解,Retail Group Malaysia(“RGM”)提及本地的零售领域在 2023 年内预计可成长约 3.5% 左右,这主要是因为近期内劳工和电力的增加所带来的总体消费力下滑,但又被政府针对 B40 和 M40 的必需品补贴降低了压力,而KIPREIT 本身对于零售领域的前景表示 “谨慎乐观”。
以目前来说,KIPREIT 的杠杆比例(“Gearing Ratio”)为 33.24%,而平均借贷成本则是 4.40% 左右,不过由于 KIPREIT 在近期内完成了私下配售的举动,因此股东的每股权益也有被稀释;所幸的是 KIPREIT 在该季的 EPS 为 1.78,去年同期为 1.81,整体影响还是可控的。
总的来说,KIPREIT 目前还是在成长中,且股息率也不错,唯独 KIPREIT 在该季中所派发的 DPS 对比去年同期有稍微的被稀释,或许在未来的数个季度内,公司会持续成长而提高 DPS,持续给股东们带来高单位数的股息收入。
