看到产业股 Kerjaya Prospek Property Berhad(KPPROP、7077)的 2023 财政年 Q4 业绩,其实笔者是有点小惊讶的,毕竟在这样的大行情之下该公司的业绩还能保持稳健,属实是非常不错了,那么接下来,我们就直接开箱该公司的季报。
🔹 KPPROP 在该季中的营业额为 RM 114.1 Million 左右,其中约 RM 102.8 Million 来自于房地产开发业务,RM 9.7 Million 来自于酒店业务、剩余的 RM 1.6 Million 左右则是由其他业务所贡献。
🔹 在对比去年同期(2022 财政年 Q4)之下,KPPROP 的营业额上涨了 RM 38.0 Million,而公司对此则是在季报内提到,其 Bloomsvale 和 Straits Residence 均在该季中给他们带来更高的收入,酒店业务则是因为边际开放,进而提高了出租率。
🔹 以税前盈利(“PBT”)而言,KPPROP 在该季中的 PBT 则是从去年同期的 RM 27.7 Million 增长至 RM 34.0 Million;这里面主要带动公司 PBT 成长的是其房地产开发业务,酒店业务反而因为劳工成本的增加而稍微有所下调,不过不影响该公司整体 PBT 的增长。
🔹 若是比较上季(2023 财政年 Q3)的话,KPPROP 的营业额则是从 RM 81.8 Million 提高至该季的 RM 114.1 Million 左右,PBT 则从 RM 29.7 Million 增长至 RM 34.0 Million;对于公司的营业额和 PBT 的增长,公司解释道这主要是 Bloomsvale 的收入提高所致。
🔹 以现金流来看,KPPROP 在 2023 财政年 12M 内共创造了 RM 181.2 Million 的经营现金收入,手头上也仍有 RM 158.0 Million 的现金,总债务为 RM 196.3 Million,目前该公司的 NTA(在 RCPS 稀释前)则是 RM 1.660,以产业股来说,KPPROP 的财务状况其实是相当不错的。
🔹 在该季中,KPPROP 也献议将会派发 RM 0.010 的股息,该公司的股息除权日则是在 13.06.2023,派息日则在 04.07.2023,目前 KPPROP 的股息率大约在 3.33% 左右。
🔹 但展望未来,公司在季报内仍提到在 03.05.2023 国家银行的 OPR 调整毫无疑问会直接影响房贷的个需求,不过公司对于其长期的发展仍表示乐观,公司也预计将会在近期内推出 GDV 为 RM 250.0 Million 左右的 Sentul 项目。
其实,KPPROP 目前的股价对于笔者来说,确实有浮现出价值,不过由于该公司在 2 年前经历过一次大跌,从目前价位回到巅峰需要不少的资金吸纳之前被套住的投资者,因此该公司的股价要上涨,绝非易事。
