Axreit (5106.KLSE) 发布了2Q2020季度报告,先看财务数据:

    Revenue 上升2.38%,2Q2020 – RM55.5mil,2Q2019 – RM54.2mil
    Net Property income上升7.13%,2Q2020 – RM31.1mil,2Q2019 – RM29mil
    Distribution per unit下滑8.8%,2Q2020 – 2.15cent(RM)per unit,2Q2019 – 2.36cent(RM)per unit
    Nav per unit上升2.2%,2Q2020 – RM1.48,2Q2019 – RM1.45

Axreit宣布派发股息2.15cent(RM)per unit,Ex – date 09 Sep 2020,payment date 02 Oct 2020。

Revenue & Net Property Income的上升来自于新购入的产业作出贡献,可是新购入的产业以private placement筹集资金,所以最后的代价为distribution per unit下滑,保持之前的的预测,这只是短期的短板,Distributation per unit会在3Q/4Q2020反弹。

OPR下滑后,Axreit录得更低的债务利息,目前的利息为3.99%,2019财政年为4.37%,在债务增加后,本季度的债务利息反而下滑了RM2.65mil或21.5%

这季度Axreit录得92.3% occupancy rate,WALE为5.7年,目前的产业数量上升至51间(2019年48间),当中的39间产业occupancy rate为100%,这是由于73%的产业出租给单一租户(single tenant),同时签署长期租约。

而Axis已经在9Jun2020以RM65mil 完成D37c Logistics Warehouse的收购,根据这季度给予的资料,Axis尚有8间产业仍未完成收购,细节为:

    RM20.5mil Bayan Lepas Industrial Facility 1, Penang
    RM11.87mil manufacturing facilities located in Shah Alam, Selangor
    RM95mil One Total Logistics Warehouse, Seksyen 15, Shah Alam
    RM12.98mil Manufacturing Facility 1, iPark @ Indahpura
    RM6.67mil Manufacturing Facility 2, iPark @ Indahpura
    RM8.54mil Manufacturing Facility 3, iPark @ Indahpura
    RM60mil manufacturing facility located in Kota Kinabalu, Sabah
    RM25.5mil manufacturing facility located in Johor Bahru, Johor

以上所有7间产业的收购总值为RM241mil,只占Axreit的总资产大约7.6%,预算在2H2020完成收购。估计Axreit将以债务集资,完成收购后,Axreit的gearing ratio上升至38.3%,目前30.93%

对于未来的预测,若完成上述8间产业收购后,并交付一次性manager acquisition fee后,Axreit的distribution per unit将每季度提升0.15cent(RM)per unit,预计4Q2020的distribution per unit可高达2.3cent(RM)per unit.
